For Sale By Owner · Chicago SW Suburbs & Northwest Indiana
You've got the sign in the yard. Here's what the data says about selling on your own, how to clear the hurdles most owners hit, and how our team can help you reach more buyers with tour videos, open houses and cash offers, while you stay in charge.
FSBO vs. agent-marketed homes
The National Association of REALTORS® surveys recent buyers and sellers every year. Its 2025 Profile of Home Buyers and Sellers covers sales from July 2024 through June 2025.
A fair read of that gap: about 60% of FSBO sales were to someone the seller already knew (a relative, neighbor or tenant), and those homes are often smaller or priced by relationship. Even so, FSBO sellers told NAR their hardest steps were getting the price right, preparing the home, and selling within their planned timeframe. Those three are exactly where marketing reach makes the biggest difference.
How long FSBO sellers market before listing
There's no single national figure for how long owners try before hiring an agent. Survey data points the same direction: a Clever Real Estate survey of 1,000 sellers found owners selling without an agent were almost twice as likely to wait more than three months for an offer, and about one in five FSBO sellers eventually hire an agent. Here's the pattern we see locally, and the checkpoints we suggest.
Neighbors, Zillow browsers and drive-bys notice. Most of your best showings happen now. Price and photos matter most here.
Count showings and serious inquiries. No offers after steady showings usually points to price. Few showings points to reach.
Online "days on market" starts working against you. Buyers ask what's wrong with the house. This is when most owners start comparing options.
Reprice, add exposure through open houses and video, compare cash offers, or list. Each path has a cost, and it helps to see them side by side.
FSBO tips
Start with homes that closed in the last 3–6 months within about a mile, similar size (within 20% of your square footage), bed and bath count, age, garage and basement. Then set your starting price where it draws the most buyers at once. That's the idea behind the 72SOLD® competition-based pricing we use: an attractive starting price brings multiple buyers in during the same short window, and their competing offers set the final price. Overpricing does the opposite, sending buyers to compare your home against better-priced listings.
Deep clean, declutter, fix the small things a buyer's inspector will write up, and add light. A pre-listing inspection removes surprises before they become renegotiations.
Buyers decide whether to visit from their phone. A walkthrough tour video shows flow and layout in a way still photos can't, and it keeps working on YouTube long after the first week.
Ask for a lender pre-approval (not just pre-qualification) or proof of funds before a private showing, and get it in writing before you accept an offer.
Illinois and Indiana each require a residential seller disclosure form, plus the federal lead-based paint disclosure for homes built before 1978. Missing forms can give a buyer a way out of the contract.
Most buyers work with an agent, and many will ask you to cover some or all of their agent's fee. Decide your position before the first call so you can answer it with confidence.
Schedule appointments, collect names and phone numbers ahead of time, lock away valuables and medications, and have someone with you.
In Illinois, sellers typically hire a real estate attorney. In Indiana, the title company usually runs the closing. Know who handles your contract and earnest money before an offer comes in.
Common FSBO challenges
| Challenge | What it looks like | How to overcome it |
|---|---|---|
| Pricing | Showings without offers, or buyers asking for big discounts | Re-run your price against sold comps. Most of the market's attention comes in the first two weeks, so the right starting price matters more than any later reduction. |
| Limited reach | Few showings, mostly local lookers | FSBO homes aren't on the MLS, where agents search for their buyers. Add video, social reach and hosted open houses to widen the pool. |
| Agent-represented buyers | Buyers' agents skip FSBOs because terms are unclear | State in your listing whether you'll work with buyer agents and on what terms. Clear terms bring those buyers back. |
| Buyer trust | Buyers worry about paperwork and disclosures with no agent involved | Have completed disclosures, a pre-inspection and HOA or tax info ready to hand over at the showing. |
| Time on market | Listing ages past 30–60 days and buyers assume a problem | Set checkpoints in advance and refresh the listing with new video, an open house or a price review when you hit one. |
| Negotiation and inspection | Repair requests, appraisal gaps, financing delays | Get your attorney or title company involved before you sign. Know your walk-away number and acceptable repair credit in advance. |
| Needing certainty | You must move by a date, or need to buy your next home first | Compare a cash offer side by side with your open-market price so you can choose speed or price with real numbers. |

Questions FSBO sellers ask us
We'll be upfront about it. Three reasons: First, if you ever decide to list with an agent, we'd like to be considered for the job, and helping you now is the best way to show you how we work. Second, every property tour video helps build our YouTube channel, which brings more buyers to the homes we feature. Third, the buyers who watch your video or visit your open house may be looking for other homes too, so the same marketing that brings buyers to you can generate buyer leads for us. You get more exposure, and we get to earn your trust and meet more buyers.
No. The tour video is complimentary with no obligation to list. If you later decide you'd like full-service marketing, we'd be glad to talk, and the choice stays yours.
