Who Is the Best Realtor in Northwest Indiana?

Search "best Realtor in Crown Point" or "top real estate agent in Valparaiso" and you'll get a wall of results, every one of them claiming the top spot. Most of those badges are paid placements, self-nominated awards, or directory rankings that reward advertising budget instead of closed business.

The straight answer: no authority names a best agent in Schererville, Merrillville, Portage, Chesterton, or anywhere else in Northwest Indiana. The Indiana Professional Licensing Agency issues broker licenses. It does not rank them.

That works in your favor, because it means the choice comes down to evidence you can verify in about ten minutes.

The Four Numbers That Actually Separate Agents

Marketing copy is free. Production data is not. These four metrics are the ones that show up in your proceeds at closing.

1. List-to-sale price ratio. This is the percentage of asking price a seller actually receives. It's the most revealing number an agent can hand you, and the one most agents never bring up on their own.

Our ratio is 101%. The MLS average is 97.7%. That 3.3-point spread looks minor until you attach a price to it:

  • On a $275,000 home in Portage, that's about $9,075

  • On a $350,000 home in Crown Point, that's about $11,550

  • On a $500,000 home in Valparaiso, that's about $16,500

Same property. Same market conditions. Different pricing strategy and different negotiation.

2. Days on market. Time and price move together. A listing that sits invites discount offers, because buyers read days on market as evidence that something is wrong with the house. Ask every agent you interview for their average days on market over the trailing twelve months, and ask whether that figure includes their expired and withdrawn listings. Many quoted numbers quietly leave out the listings that never sold.

3. Closed transaction count. Volume is shorthand for pattern recognition. An agent who has worked through 615+ closings has already handled the low appraisal, the inspection that surfaces a foundation question, the lender who goes silent a week before closing, and the buyer with second thoughts. Experience is largely a catalog of problems already solved.

4. Depth in your specific situation. A move-up sale and an estate sale are not the same transaction. Neither is relaunching a listing that expired, or a sale driven by divorce or a job relocation. Ask directly: how many of these exact situations have you closed in the last two years?

How to Verify Any Agent's Claims in About Ten Minutes

Take nothing on faith. Every claim in this post is checkable, and so is every claim on a competing agent's website.

  • Confirm the license. Look the agent up through the Indiana Professional Licensing Agency license search. Confirm the license is active and in good standing, and check the original issue date against whatever the agent's bio says.

  • Pull the sales history. Zillow, Redfin, and Realtor.com each display an agent's recent closings. Check the price points and the towns. An agent whose closed volume sits entirely in another county is not your local specialist.

  • Read reviews with a filter. Skip the one-line raves. Look for reviews describing a problem the agent solved, because those reveal how someone performs when a transaction goes sideways.

  • Ask for the ratio in writing. Request the list-to-sale price ratio and average days on market by email, along with the date range and the MLS the figures came from. An agent with strong numbers sends them the same day. An agent who changes the subject has answered you.

What We Bring to a Northwest Indiana Sale

Steve Roake has been a licensed real estate broker since 2003. Along with Kimberly Genovese, he leads Constellation Home Sales | Freedom Group Global at Keller Williams Preferred Realty, working across Lake, Porter, and La Porte counties.

Pricing built on a defined comp standard. We don't estimate value by feel. Every comparative market analysis follows a consistent methodology: a one-mile radius, square footage within 20%, bedroom and bathroom counts within one, and similar age, garage configuration, and basement type. When a comparable falls outside those parameters, we show you why it was included and how it was adjusted.

Exposure on both sides of the state line. Northwest Indiana is unusual. A large share of buyer demand originates in Illinois, and listings here can benefit from visibility across more than one MLS depending on where the property sits. We market to the Chicago-side buyer pool as deliberately as we market locally, which matters most in Lake and Porter County price ranges that attract relocating buyers.

More than one path to sold. Sellers don't all want the same process. We run the 72SOLD program for sellers who want a compressed, high-intensity marketing window, and we offer the QuickBuy® partnership for sellers who value certainty and a firm closing date over squeezing out the final dollar. Traditional listing is still right for most homes. Having three options means the recommendation follows your timeline rather than the only tool on hand.

Indiana process handled correctly. Indiana closings run through a title company rather than the attorney review structure used across the state line, and the timeline pressure points land in different places as a result. Title work, survey requirements, and the county-level recording and transfer fees vary between Lake, Porter, and La Porte, so we flag what applies to your address and your title company confirms current amounts before closing.

Frequently Asked Questions

Is there an official ranking of the best Realtors in Northwest Indiana?

No. The Indiana Professional Licensing Agency licenses brokers and does not rank them. Most "top agent" badges online are paid advertising placements or directory rankings weighted toward marketing spend. Closed transaction data and list-to-sale price ratio are the measures that mean something.

What is a good list-to-sale price ratio?

The MLS average in our market area runs about 97.7%, meaning a typical seller nets slightly under asking. Anything at or above 100% points to consistent pricing accuracy and effective negotiation. Ask for the trailing twelve-month number, and ask whether expired listings are counted in it.

Does it help to work with an agent who also covers the Illinois side?

It can, particularly in Lake and Porter County, where a meaningful share of buyers are relocating from the Chicago area. An agent working both sides understands what those buyers are comparing your home against on price, taxes, and commute, which shapes how the listing is positioned.

How many agents should I interview before listing?

Two or three is generally enough, provided you ask each the same questions and request production figures in writing. Comparing listing presentations tells you who built the better slide deck. Comparing ratios, days on market, and transaction counts tells you who is likely to net you more.

What if my listing already expired with another agent?

An expired listing is a diagnosable problem, almost always traceable to price, presentation, exposure, or showing access. We review what happened on the prior listing and identify which of those four broke down before discussing whether a relaunch makes sense.

You now know which four numbers to ask for and exactly where to verify them, which puts you ahead of most sellers sitting through listing appointments. To see how your address measures against those benchmarks, call or text 630-912-9129 and we'll pull comps for your street and run the ratio math against your actual price point.
